A real estate transaction may be the most important financial transaction you make in your life, or maybe it's not.  You may have a business or investment portfolio whose value exceeds whatever you expect to spend/receive on your home .  Whatever the case may be, what matters to you is getting the results you want. 

An agent can promise to exceed your expectations by providing the bestest service ever.  I have found from my own experience that my clients are no less demanding than I am.  Some are more demanding.  I welcome the challenge to meet your expectations.  At the core, I will use the resources and digital platforms available at EWM Int'l Realty to construct a marketing machine. I will also apply sound business practices -- starting with effective communication. Business as usual means you will know when to expect to hear back from me and where do things stand at any given moment.  I will arrange showings or negotiations by working out all details ahead of time.  I will make sure you get written confirmations by email, in addition to voice and phone texting.  The entire process of buying/selling/renting may be complicated and lengthy, so it is vital to keep tight and efficient control over it.  The point is to create a better experience for you by getting the results you want and minimizing the hassles.

Many agents chase commissions wherever their clients lead them.  I stick to my areas because I don't want to screw up.  Sure, I can seek help from my colleagues for adjacent areas -- but my client expects a high standard of competence and knowledge of the areas I work in.   So what happens if you want to sell in Miami Beach and then buy in Coral Gables?  I will seek expertise in those areas to supplement a competent handling of your business.

It's common practice for an agent to show you a house or apartment that they have not seen before taking you there.  Who knows, you might just like it.  Or, it's a waste of time and the agent should have known that by the search criteria you provided.  It can be awkward or difficult for an agent to arrange a first viewing with a listing agent only to request an immediate followup with the client shortly afterward. Too bad I say, the agent needs to be tough enough to demand that.  I have seen homes that are poorly maintained and flaws can be seen on first sight.  If the landlord doesn't get the home ready to show, perhaps that's a red flag.  At least, we can establish a negotiating position from the outset.  I will not take you on a "blind" viewing so help me. By previewing a property,  I also want to get answers to questions that I can expect you to ask when you see the property.  "I'll get back to you" on key questions is a sure sign of what?  

An agent can promise to negotiate the most favorable and toughest terms on your behalf.  It's not so difficult to take a hard stand and bring negotiations to a stand still.  But how good is your agent at effectively negotiating a meeting of minds between all parties that requires a give-and-take?  You can get a taste for your agent's negotiating skill when you decide what price to list your property -- will the agent roll with whatever you want or will  there be a tug-of-war?  

So, in summary I say that I am your best agent to anyone who will become very involved in this process and wants to get the best deal possible.  I may not be the best choice for someone whose primary concern is to have a "worry free" and "pleasant" experience -- a sure sign you've been taken for a ride, I say.  I used to observe that it took three times to walk-away from the negotiation table to get all parties to finalize and go to closing.  Experience and training has cut that for me.
