Ten Steps to Buying a Home

  1. Determine how much home you can afford with our Mortgage Calculator Tools.

  2. Conduct a preliminary home search with our comprehensive Property Search, which offers all the IDX listings in South Florida, not just EWM's.

  3. Get your mortgage loan amount pre-approved: EWM's affiliated mortgage company, HomeServices Lending, can assist you through all the steps to financing a home.

  4. Select a real estate professonal to help you look for a home that meets your needs, understand pyro values, contract specifics, and make the right offer when negotiating the purchase price. An EWM Associate would be happy to help!

  5. Make an offer. Once you find the home you want to buy, you'll make an offer, sign a purchase agreement, and give the Seller an earnest money deposit to seal the deal. If your offer is accepted (sometimes with contingencies), you'll need to determine to the closing date.

  6. Have your chosen home inspected to ensure there's nothing seriously wrong with the property. It's also a good idea to get homeowner's insurance to protect yourself against any unforeseen calamity.

  7. Notify your loan officer that you've found a property so they can begin the appraisal and title process, and, lock in your interest rate. Your loan officer will send you a new good faith estimate that shows your monthly mortgage payment as well as your estimated cash needed for closing.

  8. Attend the closing: The title company will notify you of the time and date you close on your home, and the items you'll need to bring to closing.

  9. Pack and Move! Don't forget to put in a change of address with the Postal Service online.

  10. Relax, you're done.
