The “Courtyards” of “Cobblestone” in Pembroke Pines

There are two different product lines within the 774 unit community in west Pembroke Pines. In this blog post I am going to focus on the “Courtyards,” which are two story town homes that comprise the majority of the residences in this gated development. I will cover the “Carriages” in a separate blog post.

What you need to know about the “Courtyards” is that they are lot and they are block town homes, which means they are eligible for the following types of mortgage financing structures if you are a buyer in the marketplace that needs financing to close on your future home:

  • VA financing
  • FHA financing
  • conventional financing

The current monthly association payment (check the date of this blog post when reading please) is $284 which includes the following:

  • 24/7 manned guard house
  • roving security in the evening
  • onsite property manager
  • alarm system monitoring for each of the units in the community
  • liability insurance for all of the common areas
  • maintenance and use of exercise room; community pool; community clubhouse
  • maintenance of community common areas and landscaping
  • Comcast cable package
  • pressure washing & painting of the “Courtyards” as needed and determined by the HOA

Do note that for the “Courtyards” you will have to obtain your very own “HO3” policy for insurance.

These town homes come in various square footages (from as little as 1,330 sq. ft. under air to as large as 2,168 sq. ft. under air); 2 to 3 bedrooms with additional lofts; 2 car driveways to 2 car garages; and 1 to 2 private courtyards for their residents’ enjoyment. The older town homes (those in the first phase built between 2005 and 2008) come equipped with either hurricane panels or accordion shutters, and the newer ones (those in the second phase built between 2010 and 2015) are built with hurricane impact windows and doors.

The “Courtyards” are governed by a homeowner’s association and the “Carriages” are governed by a condominium association, both under a master association for the entire community.

  • 3 bedrooms / 2 & 1/2 bathrooms
  • 2 car driveway to the rear of the property
  • 1 courtyard to the rear of the property
  • spacious master bedroom
  • all bedrooms upstairs
  • always a corner lot unit
  • living / dining room combination on the first floor
  • generous sized kitchen to the rear of the property
  • half bathroom downstairs

The Willow

Basic features:

  • 3 bedrooms / 2 & 1/2 bathrooms
  • 2 car garage to the rear of the property
  • 1 courtyard to the side of the property
  • all bedrooms upstairs
  • always a corner lot unit
  • open concept layout on the first floor with living / dining space to the front and family room to the rear
  • half bathroom downstairs

  • 3 bedrooms / 3 full bathrooms (one full bedroom & bathroom downstairs)
  • 2 car garage to the rear of the property

  • open concept layout downstairs with soaring entry ceiling in the living / dining room combination to the front
  • very large kitchen to the rear of the property
  • a popular floor plan due to the size of the kitchen and the generous sized master bedroom
