Selling Your Home? Demand Professional Photography.

Before you sign the listing agreement do some online research regarding the agent and brokerage you are about to enter into a business relationship with. More specifically, take a look at their listings online (Zillow, Realtor.com, Trulia, Hot Pads, etc.) and see how they represent their current customers’ properties. Do they utilize professional photography to showcase their customers’ homes in the online marketplace? If you see that their listings have been photographed by smart phones I am here telling you that as a seller you deserve better than that, and so do the buyers out on the hunt for their future homes. There have been plenty of times that I have personally worked with buyers that have bypassed many listings not shown in their best light sent to them by yours truly from an MLS search. In the South Florida real estate marketplace there are many offerings / options and if your home is not grabbing prospective buyers’ eyes from their very first look, then you will have a much smaller buyer pool than those listings presented professionally. The smaller your buyer pool, the longer your sales cycle typically is. The longer your sales cycle relative to other properties in your neighborhood / market, the lower your final sale price typically is as well.

Most buyer searches start online. My showing agendas with buyers are formulated from the properties they have indicated to me they would like to see from the portal MLS searches I have set them up on, and from their own pictures on major sites like the ones mentioned above. If the photos aren’t appealing, your home will not receive the same volume in showing action that professionally photographed properties will. It’s not rocket science. It’s simple marketing.

I am going to illustrate this significant difference below. Take a look at the photography of the same home in a comparative analysis and candidly tell me that the pictures I took from my Iphone are no less appealing / exciting than those of my professional photographer…

Work With a Professional

I did my best to capture the most flattering pictures I could with my Iphone. There is no comparison. The professionally shot and edited pictures offer a much more appealing narrative than my amateur snaps. All of my listings (rentals and properties for sale) are shot by a professional photographer and they do not go live on the MLS until I am ready to upload the finished product. The first 30 days of marketing time are crucial for properties in South Florida. You want your home to come out in its best light from the very first minute online as it will be new, hot, and inspiring of a sense of urgency. You want buyers to feel like they need to see it sooner than later because others are seeing the same great home and may beat them to it.

There are too many agents in the industry these days. There are professionals that stand out from the masses in the real estate industry just like any other field. When entrusting a licensed professional to sell one of your most valuable assets, make sure you’re dealing with someone that takes pride in their work and has a comprehensive marketing strategy to get your home sold for top dollar as fast as possible. Do not settle for a real estate agent that is not willing to invest into his / her business. Do not settle for an agent that doesn’t have a marketing budget to sell your home.
